I will the share with you information such as how much you can borrow, the monthly cost of this borrowing, potential lenders who are most cost effective and lenders whose criteria you qualify with.
Agreement in principle
After researching the best solution and lender to meet your needs and circumstances I will confirm this preliminary mortgage lending decision with an agreement in principle. I will provide you with a professional mortgage agreement in principle certificate. For house purchases you will be required to evidence to the estate agent that you have been accepted in principle for your mortgage finance and this document will fulfil this requirement.
An ‘agreement in principle’ is a provisional lending decision with a mortgage lender confirming that they will lend you a specified sum of money, subject to requirements such as credit checks, property valuation and no detrimental changes to your circumstances.
You have no obligation to apply to the lender who provides the agreement in principle. The agreement in principle is not legally binding on the lender and is not a mortgage offer. If you have concerns regarding credit searches please let me know, I am mindful of credit searches and will complete soft footprints wherever possible for my clients.
Offer accepted / mortgage application
Whether you are buying a new home or remortgaging your current home, I will submit the full mortgage application and get the property survey booked in for you.
The mortgage offer is subject to the valuation of the property and proof of income, as well as any references requested by the lender.
As part of my service I will guide you through this entire process, contacting the lender, liaising with the solicitors and ensuring your application runs smoothly from start to finish.
